The Art and Science of Selling a Home

Every sale of a home is unique, with different assets and challenges that all should be considered and dealt with.  There are three basic phases of a sale:

  • Pre-marketing strategy - planning and preparation.
  • Marketing to potential buyers, and eventually accepting an offer.
  • Opening escrow, and fulfilling all conditions of the contract for both the seller and buyer.

Pre-marketing

Working together, we first analyze all the issues that can or will effect the sale:

  • After I have looked at your home, I do a complete comparative analysis of recently sold homes,  homes currently in escrow, and homes now actively on the market. 
  • Together we see what the data reveals, and you then make an assessment of what your home can potentially sell for.
  • I also recommend that your personal accountant or financial advisor review the tax and other financial obligations and benefits that a sale of your home will bring about. 

Marketing

Presentation of the home, a schedule of open houses, working with buyers, and eventually fielding and choosing the offer and buyer that best meets your needs.

  • I will also make recommendations for how to prepare and present your home to buyers.  That may include a variety of things.  Landscape enhancement, some painting, and select repairs (usually minor in scope) are often worth considering.
  • In today's real estate market, many homes are professionally staged.  It is an expensive, but often rewarding option.  By "rewarding" I mean that the sale price of a well-staged home often far exceeds the price obtained for a home that is not staged.
  • Of course, we will also create a marketing plan, including open houses, advertising, setting up a special website for your home that prospective buyers can visit and explore.

Escrow and Close

During escrow, all contractually designated conditions are fulfilled and processed.  This is extremely important for the seller.  By properly fulfilling all you your obligations, you not only protect yourself from liabilities in the future, but also assure that your buyer is also protected, and has had ample opportunity to review and approve all disclosures,  In this arena, I will always do my utmost to assure that everything in the transaction is properly conducted.  This benefits everyone.
